Each of the plots is to have its own unique architectural character, while being based on a standard set of components (the ‘Integrated Platform’). By adopting a strategic approach to delivery, the East Village project aims to benefit from significant savings compared to a ‘traditional’ construction project, where typically only half of the construction sum remains as residual value in the final product. A strategy based on a delivery concept that relies on the appropriate level of standardisation, and that from the beginning takes into account how building elements are procured, will result in significant improvements in cost, programme and quality.

Building Information Modelling (BIM), along with the adoption of best-in-class design, coordination and delivery tools and processes, are the key concepts that will allow these savings to be realised. The strategy allows for an incremental increase in sophistication from plot to plot, adopting first standard building frameworks and interface details, before introducing off site manufactured elements in later plots as the project team and supply chain grows in experience. This approach also allows for a wide range of procurement options.
