Three Valleys Water

Hatfield, Hertfordshire

Three Valleys Water negotiated a 17 year lease for a new four storey 80,000 sq.ft (approx net area) building in Hatfield Business Park. The building includes a triple height atrium space, two outdoor spaces and car parking. Arlington Development Ltd provided a base building to developer’s category A, with Bryden Wood responsible for the architectural fit out.

Three Valleys Water aimed to provide a flexible building that supports the way staff work, unifies the company and promotes equality. The Hub, completed in 2009, accommodates open plan office areas, a winter garden, reception, café, library, board room, training rooms and meeting rooms. These areas are common to all but have differing design needs.

The design relied significantly upon Three Valleys Water’s decisions concerning ‘changes’ in current work practices: a significant move to open plan with the provision of fewer cellular rooms; a greater flexibility of staff movement within the complex and a move away from staff owning their own space, towards a more collaborative work environment.

The design ensured an open and bright office with all staff accessible and free to communicate. The layouts allow for focal areas away from workstations ensuring staff are able to relax and feel comfortable in their daily working environment.
